Landlord Commission Terms

The short version. Listing on GaffSwipe is free. You pay us 5% of the first year's rent, and only when you let to a tenant who found your property through GaffSwipe. If nothing lets, you pay nothing. We invoice you directly. We never take money from your tenants, and you must never pass this fee on to them.

These terms apply to landlords and letting agents ("you") who publish listings on GaffSwipe. They are in addition to our Terms of Service, and you accept them before publishing your first listing. "We" and "us" means GaffSwipe Ltd, company number 17390238.

1. What's free

Creating an account, getting verified, publishing and editing listings, receiving enquiries and messaging students are all free. There are no listing fees, subscriptions or charges for featured placement.

2. When commission is due

Commission is due when you, or anyone acting for you, enter into a tenancy or licence for a property you listed on GaffSwipe with a tenant introduced through GaffSwipe. That is a "completed let".

A tenant is introduced through GaffSwipe if they, or someone in their group, sent you an enquiry or message through GaffSwipe about any of your properties, and the tenancy is signed within 6 months of that first contact. This applies even if the tenancy ends up being for a different property of yours, or the agreement is signed outside the app.

If a tenancy is a joint tenancy, commission is due on the whole tenancy if any tenant named on it was introduced through GaffSwipe. If you let rooms separately, each room's tenancy is a separate completed let.

3. How much it is

Commission is 5% of the contract value. The contract value is the total rent payable under the tenancy for its first 12 months, or for the whole term if it is shorter than 12 months. It doesn't include deposits, or permitted payments such as utilities or council tax charged separately from the rent.

Example. A 5-bed house let as a joint tenancy at £130 per person per week, for a 44-week term:
£130 × 5 × 44 = £28,600 contract value.
5% commission = £1,430, or £286 per room.

Amounts are shown exclusive of VAT. If we are registered for VAT when we invoice you, we'll add it at the current rate.

4. Recording a let

When you let a property or room, mark it as let in the app within 7 days of the tenancy being signed and enter the contract value. Marking it as let also stops new enquiries coming in.

We also ask the tenant to confirm the let in the app. If the two sides don't agree, we'll ask you both for details before invoicing. We may ask you for a copy of the signed agreement, with personal details redacted, to confirm the rent and term.

5. Invoices and payment

  • We invoice you once the let is confirmed. Invoices are sent by email and also appear in the app.
  • Payment is due within 30 days of the invoice date, by bank transfer to the account shown on the invoice.
  • We send invoices only from support@gaffswipe.co.uk and the app. We'll never ask you to pay a tenant, an individual or a different account. If an invoice looks wrong, check with us before paying.
  • If you pay late, we may charge interest and compensation under the Late Payment of Commercial Debts (Interest) Act 1998. While an invoice is more than 30 days overdue, we may pause your listings.

6. Tenants never pay

GaffSwipe is free for students, and this commission is your cost alone. You must not charge it, or any part of it, to a tenant or prospective tenant, whether directly or by adding it to rent, deposits or other fees. Doing so would be a prohibited payment under the Tenant Fees Act 2019, and we will close accounts that do it.

We never collect rent, deposits or holding deposits. Those pass directly between you and your tenant.

7. If a let falls through

  • If a tenancy is cancelled before the tenant moves in and no rent becomes payable, tell us and we'll cancel the invoice, or refund it if you've already paid.
  • If a tenancy ends early after it starts, commission is not refunded. That's because it's based on the let we introduced, not on how long the tenant stays.
  • If the contract value changes before the tenancy starts, for example the rent or term is renegotiated, tell us and we'll reissue the invoice.

8. Playing fair

You must not try to avoid commission. That includes taking a listing down to let to a GaffSwipe tenant off-platform, under-reporting the rent or term, or not marking a property as let.

Listings that disappear without a recorded let rank lower in the feed. If we have good reason to think a completed let wasn't reported, we may invoice for it based on the listing's advertised rent and term, and restrict your account until it's resolved.

9. Disputes

If you disagree with an invoice, email support@gaffswipe.co.uk within 30 days of the invoice date, explaining why. We'll review the enquiry history and any confirmations, and reply within 14 days. You don't need to pay the disputed amount while we review it.

10. What we are, and aren't

GaffSwipe is a platform that introduces landlords and students. We are not your letting agent, we don't negotiate or manage tenancies, and we are not a party to any tenancy. You remain responsible for your legal duties as a landlord or agent, including deposit protection, Right to Rent checks, licensing and safety certificates.

11. Changes to these terms

We'll give you at least 30 days' notice in the app and by email before changing the commission rate or how it's calculated. Changes never apply to tenants already introduced before the change takes effect.
